These Website Terms of Use ("Terms") govern your access to and use of condocompliancedesk.com and its public content (the "Website"), operated by Condo Compliance Desk ("CCD," "we," "us," or "our"). By using the Website, you agree to these Terms. If you do not agree, do not use the Website.

1. Website Purpose

The Website describes CCD's administrative and project-coordination services for condominium workflows and provides a way to request an introductory conversation. The Website is intended for informational and business-evaluation purposes.

2. No Professional Advice

CCD is not a law firm, engineering firm, community association management firm, accounting firm, reserve-study provider, or insurance agency. Website content is not legal, engineering, CAM, accounting, reserve-study, insurance, tax, or other licensed professional advice.

You should obtain advice and decisions from the appropriately licensed or authorized professional. CCD does not certify a building, determine legal compliance, interpret professional reports for reliance, select required coverage, establish reserve sufficiency, or guarantee acceptance by a government authority.

3. No Client Relationship From Website Use

Visiting the Website, viewing a sample case, sending an email, or booking an introductory call does not create a client, fiduciary, professional, agency, or confidential relationship with CCD. CCD is not engaged to perform work unless CCD and an authorized client representative sign a separate written service agreement.

Do not send confidential or sensitive case information until CCD confirms an authorized secure process. Information sent before an engagement may not be treated as confidential unless required by law or agreed in writing.

4. Separate Service Agreements

Any paid or substantive CCD service is governed by a separate written agreement defining scope, authorization, fees, responsibilities, professional boundaries, confidentiality, data handling, and termination. If these Terms conflict with a signed service agreement, the service agreement controls for that engagement.

Clients remain responsible for all decisions requiring board authority, owner approval, professional judgment, a license, a signature, a seal, certification, contract approval, budget approval, or legal authority. CCD may coordinate only with the people and professionals the client authorizes.

5. Public Records And Sample Information

Public records, government portals, agendas, permit systems, and third-party sources may be delayed, incomplete, incorrect, or changed without notice. CCD may distinguish public facts, operational inferences, and unknowns, but Website content should not be treated as a final determination of a property's status.

Any sample case, name, timeline, status, or dashboard shown on the Website may be a composite or demonstration. It is provided to illustrate workflow and is not a statement about a real property unless expressly identified as such.

6. Your Responsibilities

You agree that you will:

  • Provide accurate information when scheduling or communicating with CCD.
  • Submit information only when you are authorized to do so.
  • Avoid sending passwords, portal credentials, privileged material, resident data, financial account information, or other sensitive content through public Website channels.
  • Independently verify decisions and requirements with the appropriate board, government authority, attorney, engineer, CAM, accountant, reserve specialist, broker, or other licensed professional.
  • Use the Website only for lawful purposes.

7. Acceptable Use

You may not:

  • Interfere with the Website, attempt unauthorized access, or bypass security controls.
  • Introduce malicious code, scrape at unreasonable volume, or use automated means that burden the Website.
  • Misrepresent your identity, authority, or affiliation.
  • Copy, republish, sell, or exploit Website content except as permitted by law or written authorization.
  • Use Website content to impersonate CCD or imply a government, engineering, legal, CAM, or other licensed affiliation that does not exist.

8. Intellectual Property

The Website, branding, text, design, graphics, workflow demonstrations, and other original content are owned by CCD or used with permission and are protected by applicable intellectual-property laws. CCD grants you a limited, revocable, nonexclusive, nontransferable right to access and use the Website for its intended business-evaluation purpose.

Government records and third-party materials remain subject to their respective ownership, public-record status, terms, and attribution requirements.

9. Third-Party Services And Links

The Website may use or link to Cal.com, PostHog, Lovable, Google, government portals, and other third-party services. CCD does not control and is not responsible for their availability, accuracy, security, content, or practices. Your use of a third-party service is subject to that provider's terms and privacy policy.

10. Disclaimer Of Warranties

To the fullest extent permitted by law, the Website is provided "as is" and "as available." CCD disclaims warranties of merchantability, fitness for a particular purpose, title, noninfringement, accuracy, completeness, availability, and uninterrupted or error-free operation.

CCD does not warrant that Website content is current, that a public record is complete, that a workflow outcome will occur, or that a government authority, board, insurer, lender, contractor, attorney, engineer, CAM, or other party will accept any document, position, schedule, or submission.

11. Limitation Of Liability

To the fullest extent permitted by law, CCD and its founder, contractors, and service providers will not be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost data, business interruption, or reliance on Website content.

To the fullest extent permitted by law, CCD's total liability arising solely from your use of the public Website will not exceed the greater of the amount you paid CCD specifically for Website access during the prior twelve months or one hundred U.S. dollars. This limitation does not replace or amend liability terms in a signed service agreement and does not apply where prohibited by law.

12. Indemnification

To the extent permitted by law, you agree to defend, indemnify, and hold harmless CCD and its founder from third-party claims arising from your unlawful misuse of the Website, your material violation of these Terms, or information you submit without authority. This section does not apply to the extent a claim results from CCD's own conduct for which indemnification cannot lawfully be required.

13. Suspension And Termination

CCD may restrict or terminate Website access when reasonably necessary to protect the Website, users, CCD, or third parties; investigate misuse; or comply with law. Sections that by their nature should survive termination will survive.

14. Governing Law And Venue

These Terms are governed by Florida law, without regard to conflict-of-law principles. Subject to any mandatory law that applies, disputes relating solely to the Website will be brought in the state or federal courts located in Miami-Dade County, Florida, and the parties consent to that jurisdiction and venue.

15. Changes To These Terms

CCD may update these Terms as the Website or applicable requirements change. The updated version will be posted here with a new "Last updated" date. Your continued use after an update constitutes acceptance of the revised Terms to the extent permitted by law.

16. General Terms

If any provision is held unenforceable, the remaining provisions remain effective. CCD's failure to enforce a provision is not a waiver. You may not assign your rights under these Terms without CCD's written consent. These Terms and the Privacy Policy are the entire agreement concerning use of the public Website, but they do not replace a signed service agreement.
